How is the Energy Performance Certificate prepared?
An assessor will visit the property to carry out a survey on its energy efficiency. A certificate will then be produced and provided to the client, usually within 48 hours of the property survey.
How will access arrangements be made?
If the property is occupied we will contact the occupiers to arrange a mutually convenient time for the survey to take place. If it is unoccupied then we can collect keys from the owner, tenant or agent and carry out the survey unaccompanied. We are available to carry out surveys outside of normal working hours and also at weekends.
What does the property survey involve?
The survey usually takes around an hour depending on the size of the property. It is non-intrusive, meaning there will be no disturbance to the fabric of the property. For example, no drilling or removal of fixed panels will take place. Our assessor will: -
- Take detailed measurements of the property (usually internally);
- Collect data to help establish the age and construction of the original building and any extensions;
- Where necessary and access allows, inspect the roof space to identify and measure any insulation present;
- Collect detailed information on the heating systems, lighting, ventilation and glazing within the property;
- Assess any other energy related features such as solar panels.
In most cases photographs will need to be taken of the interior and exterior of the property.
How much does the certificate cost?
EPC Lothians' charge for an Energy Performance Certificate ranges from £70 to £120 depending on property size and location. Please contact us with property details and we will provide a quotation within 24 hours.
